The housing sector needs to increase the supply of new homes, whilst addressing shortages of both subsidy and skilled labour. So we need to reduce costs and increase the output of new housing in a more efficient way.
The Reallies New Build Framework is designed to provide customers with the flexibility to tailor the procurement of New
Build projects with a clear focus on the specific requirements of the project whilst maintaining a fully compliant OJEU process.
Direct selection or Mini-competition processes can be applied on all lots and a variety of underlying contract mechanisms, including JCT, NEC and PPC can be adopted according to user preference/experience. These selection processes are supported by detailed Capability and Capacity assessments, which enables users to involve the organisations best suited to their particular requirements. By co-ordinating our activities, offering pre-construction advice and support, specifications and documentation, we aim to deliver a 15% overall saving. Our solutions are flexible, including a newbuild company which manufactures a panelised solution in prisons, so providing skills training and employment opportunities for ex-offenders. We can address the capacity issues in the labour market and increase quality control with our approach to off-site manufacturer and the use of our materials supply chain.
The Reallies New Build Framework offers social housing landlords a flexible and affordable construction framework to meet their individual project requirements for delivery of social housing developments.
50 construction companies of a range of sizes were appointed to the framework’s 4 lots, which offer options for innovative offsite manufacturing as well as new build.
In total the framework has 49 contractors, of which 60% are SME’s, reflecting objectives in relation to local employment.
In line with the government’s agenda for the sector, which recognises the need for more investment in affordable new housing and an increase in training resources to deliver it, the Reallies New Build framework offers not only a swift, flexible and cost-effective route to providing new homes, on both a small and large scale basis, but also the added benefits to local communities of employment and training opportunities and funding for social and economic regeneration projects.
With a range of available contract options including JCT, NEC and PPC, the framework has been designed with users in mind to offer maximum ease and flexibility of use.
Accessible to all Reallies members the unique BuildSmart framework combines volume, standardisation, co-ordinated materials supply and efficient processes to give development cost parity across its construction solutions. Consortia members have real choice about which works best for them.
BuildSmart offers EU-compliant contracts and frameworks for volumetric, advanced timber frame and traditionally constructed homes. Standard designs and documentation work with the Reallies existing and proven materials supply chain to drive down the cost of new homes, whilst improving the speed of delivery and quality standards at handover. Bespoke designs can also be delivered.
This approach drives continuous improvement and is good for the environment too, creating low-carbon homes and reducing waste in the production process. BuildSmart also addresses construction industry skills shortages by moving more housing production into a controlled, efficient manufacturing environment. This also helps to reduce defects.
